Contained Group
Contained Group connects technical, commercial and delivery decisions through one controlled route, so the consequences of construction, commissioning and operation are considered before cost, programme and scope are committed.

Contained Group is an MEP-led construction-management and commercial-control business. We bring mechanical, electrical, public health, buildability, procurement, contract, quality and delivery knowledge to the project from the earliest brief.
MEP is not a package to resolve after the main project decisions are made. It affects plant space, structure, fabric, fire, access, builders’ work, programme, cost, tender scope, testing, commissioning and the way a building will be operated and maintained. By bringing that practical knowledge into feasibility, concept, scope and tender decisions, we help clients avoid committing to a route that looks workable on paper but later creates cost, delays, rework or operational problems.
This gives clients, consultants and contractors clearer information earlier: fabric and structural work can be planned around services requirements, tender packages can be priced on more consistent assumptions, and commissioning and handover needs are not left until the final weeks. The result is fewer repeated briefings, less abortive work, stronger commercial control and a more reliable route to a working asset.
When MEP is coordinated early, the structure, fabric and trade packages can be defined around the requirements they will meet on site. That reduces late instructions, opening-up and rework, conflicting tender assumptions and the commercial arguments that follow when responsibility is unclear. The result is a more reliable programme, fewer avoidable variations and a stronger position if issues need to be resolved.
Decide with delivery in mind, before delivery has to absorb the cost.
Contained Group can lead the project route from feasibility and early concept through tender, delivery, commissioning and handover.
For projects needing one primary interface, we provide the core MEP-led control and coordinate the right specialist expertise around it.
For larger schemes with an established hierarchy, we can strengthen the team through embedded Advanced Technical Services Management, Employer’s Agent, contract administration, MEP or project-controls support.
Lead the route. Strengthen the team. Deliver a working asset.
The CONTAINED Golden Thread applies the discipline of connected, traceable project information from first brief through construction, handover and occupation.
It links what is proposed, decided, designed, priced, procured, built, tested, commissioned, recorded, handed over and maintained. MEP-led management is central because building services connect the decisions that most often become separate: structure, fabric, fire, access, cost, programme, procurement, installation, controls, testing and future operation.
This means that early feasibility, concept, and scope decisions are tested against what the project will require during technical design, construction, commissioning, and use. Fabric, structure and specialist packages can receive clearer coordinated requirements earlier; commercial decisions remain connected to actual scope and delivery evidence; and commissioning, handover and asset information are planned from the start.
The benefit is a more controlled route: fewer repeated briefings, clearer responsibility, more reliable tendering, less rework, fewer avoidable variations and disputes, stronger commissioning, and information that remains useful after occupation.
Contained Group applies Golden Thread principles across its work. For projects subject to formal Building Safety Act information requirements, we support the project’s information management and coordination route alongside the appropriately appointed dutyholders and specialists.
One Golden Thread of control: From first decision to building use and renewal.

Contained Group connects three things that traditional construction routes often separate: the client’s investment and project decisions; the physical reality of construction; and the capability of the contractors delivering the work.
For clients, this creates one informed route from a project need or asset issue to a commissioned, maintainable building.
For contractors, it provides stronger estimating, tender, commercial and project-control capability.
For asset owners, the information created through delivery becomes the basis for maintenance, replacement, refurbishment, decarbonisation and future investment.
Better early information creates clearer scope. Clearer scope supports more reliable procurement. Better procurement supports more controlled delivery. Controlled delivery produces stronger commissioning and asset information. That information improves the next project and investment decision.
One connected system for better projects, stronger contractors and more valuable assets.
Contained Group
Contained Group can provide a turnkey, EPC-led construction-management route for clients who want a single primary interface across feasibility, concept, budget, tender, contract, delivery, commissioning, handover, and building operations.
You receive core MEP, commercial, contract-aware, CDM, health-and-safety, project control, and delivery capabilities through one coordinated route. Where architecture, structural engineering, fire, planning, Building Control, certification, testing or other specialist input is required, we coordinate the right expertise around the same project plan.
The result is a single primary interface and a buildable, commercially realistic route: clearer scope, tender and contract obligations; controlled delivery and change; commissioned systems; usable handover information; and a building ready to operate, maintain and renew.
Whether Contained Group leads the complete route, manages a critical package or strengthens an established delivery team, the objective is the same: a completed building that works commercially, technically and operationally.
One point of control. The right expertise. A clearer route from concept to an occupied and maintained building.
