If later MEP design, fire-interface work, builders’ work or access requirements sit outside that scope, the affected trade may properly price a variation rather than absorb work it was never contracted to provide.


Contained Group establishes the MEP strategy before tender and coordinates the package boundaries that internal trades must accommodate. This does not compromise architectural or interior intent, or require contractors to take undefined risk. It makes foreseeable interfaces visible early enough for the Employer’s Requirements, specification and tender scope to allocate responsibility clearly.

Where a project proceeds, we develop an early MEP concept and test its implications for architecture, interiors, structure, fabric, fire interfaces, access, maintenance, programme and cost. 3. Define the brief and appoint the right specialists

A practical completion date does not prove that building systems, fire-interface work, commissioning evidence and asset information are complete. Missing records, unrecorded substitutions, unresolved defects and unclear responsibility can transfer cost, delay and risk from the project into occupation.

Golden Thread Starts With Decisions

For relevant higher-risk building projects, Golden Thread information must be created, managed, and kept up to date throughout design, construction, and occupation. Its value lies in recording the reasons for key safety-relevant decisions when they are made, rather than trying to reconstruct the project at handover from incomplete drawings, emails, certificates, and contractor records.


Contained Group can support structured information coordination by connecting early MEP concepts, Employer’s Requirements, package interfaces, approved changes, fire safety-related information, installed systems, commissioning evidence, O&M information, defects and asset records. This supports a more traceable route from concept to occupation and a clearer basis for future asset management, refurbishment and maintenance decisions.


For relevant higher-risk building work, statutory Golden Thread duties remain with the client and other appointed dutyholders. Contained Group provides project information, coordination, delivery control, or Employer’s Agent services only where these are expressly included in the agreed appointment. Fire engineering, statutory Principal Designer duties, specialist design responsibility, certification and Building Safety Act compliance services are provided only where expressly agreed within the relevant appointment scope.
